You receive your free market appraisal on your property.

If you instruct Gareth Mills Estate Agents to sell your property, we will make an appointment to measure up, take your photographs and receive all the necessary information to produce a sale brochure, also an appointment will be made for an EPC to be carried out.

On return to the office, a brochure of your property will be drafted for you to approve along with your office agreement and invoice for your outlay fee. These will be posted to your address, checked and approved by you, then returned to the office with any changes or amendments which you have requested.

When all the relevant information has been received back to the office your property will go live for sale.

  • Your brochure with any amendments
  • Your office agreement
  • Your payment for outlay fee

Your house is now going live for sale.

  • Your board is ordered for the property
  • Your brochures are printed
  • Your property is listed on websites
  • All our mailing list buyers will receive a message to say this property has gone onto the market

Now you can sit back, relax and let Gareth Mills Estate Agents sell your property.

We will be in contact with you in regards to any potential buyers wanting to book a viewing for your property or any offers received on your property.

We will follow up on viewings by calling the viewer to ask for feedback and their thoughts on your property and then feed this information back to you

When you receive an offer on your property this will be confirmed to you in writing from Gareth Mills Estate Agents to advise you of the position of the potential purchaser. If the purchaser is in a position to move and you are happy to accept the offer, then your property will be marked Sold (subject to contract)

At this point Gareth Mills Estate Agents will forward all the information needed to both parties solicitors, this will include:

  • Names
  • Address or correspondence address
  • Contact details (ie phone number or email)
  • All solicitor information
  • Property selling price
  • Mortgage details
  • Any further information which the solicitors require

In the coming weeks you can expect for your purchasers surveyor to be in touch with our office to gain access to your home.

This will be to conduct a property survey report for mortgage purposes, also within these weeks your solicitor will be receiving all the legal and relevant information needed to complete the sale, when all this has been received an appointment will be made with your solicitor to sign contracts, at this point a completion date would hopefully be arranged to suit all parties

Gareth Mills Estate Agents will be chasing contracts with the solicitors and will keep you advised at all times. (remember this is what you are paying us to do)

A few days prior to your completion date Gareth Mills Estate Agents will invoice either you or your solicitor for your estate agent costs

Moving Day… At last the day you have looked forward to.

On this day we will check with your solicitors to see when funds have cleared and keys for the properties can be released, you can usually expect this to happen around lunchtime.

Gareth Mills Estate Agents will keep you informed as and when your solicitor has instructed us that all funds have cleared and keys can be released
